Converting a shipping container into an office, workshop or garage: what's possible?

Use & Maintenance · 5 min read · Updated 12 Jul 2026

In short: A shipping container can be turned into an office, workshop or garage by having it converted in our own workshop with insulation, electrics and lighting, windows and extra doors, and a finish in any RAL colour. This creates a fully-fledged, insulated space that withstands the elements and is ready to use straight away, whether for business or private use. HEROX carries out these modifications before the container is delivered, so you receive a turnkey space at the location of your choice. The basis is and remains a guaranteed wind and watertight steel container, supplemented with exactly the adaptations the intended use requires.

A shipping container is already a sturdy, wind and watertight steel box in its own right. With the right adaptations, that same container becomes a fully-fledged office, a workshop with power and light, or a lockable garage for a car, motorbike or tools. Below, HEROX runs through the possibilities: from insulation and electrics to windows, doors and bespoke work.

In brief
  • Office, workshop and garage are all three possible from the same steel base.
  • HEROX carries out all modifications in its own workshop, before delivery.
  • Common adaptations: insulation, electrics and lighting, windows, extra doors, ventilation and a lock box.
  • The container stays guaranteed wind and watertight, even after fitting windows or doors.
  • Finishing available in any RAL colour.
  • Delivery by crane truck or sideloader, typically within 3 to 7 working days.

Shipping container as an office: insulated and ready to use

A container as an office is chosen above all because it can be sited quickly, stays movable and works out considerably cheaper than a permanent extension. For a usable office, a handful of adaptations are almost always needed:

  • Insulation: walls, roof and floor insulated against heat, cold and condensation, so the space can be used all year round. You can read more about this in insulating a container and providing power.
  • Electrics and lighting: sockets, a consumer unit and LED lighting, connected to the mains at the location or to a generator.
  • Windows and a personnel door: daylight and a normal access door alongside or in place of the container doors, as described under extra doors and windows.
  • Ventilation: vents or a mechanical system to prevent moisture build-up, especially with prolonged use as a workspace.

A 20ft container (roughly 6 metres) is often enough for a simple office with a kitchenette corner; for more workstations or a separate meeting room, a 40ft container (roughly 12 metres) is the more obvious choice. If you prefer more standing height, opt for a High Cube: it is 30 centimetres taller than standard and gives a more spacious feel inside.

Shipping container as a workshop: power, light and layout

For a shipping container as a workshop, it is all about functionality: enough power for tools, good lighting and a layout that suits the work. Frequently requested adaptations include:

  • Extra sockets and a separate consumer unit for heavier equipment.
  • LED lighting, optionally with additional fittings above a workbench.
  • Ventilation grilles, important when working with adhesives, paint or other fumes.
  • A lock box against break-ins, so tools and machines stay secure.
  • Extra personnel doors for easy movement between spaces or to the outside.

For a workshop, a used container is often a sound choice. At HEROX, used means cargo-worthy or A-grade: guaranteed wind and watertight, CSC-certified and inspected at the depot before delivery. That makes used the best value for money, certainly when the container mainly serves as a workspace and cosmetic wear matters less. Container as a garage: lockable and made to measure

A container as a garage needs to do two things well above all: lock securely and be easy to access. Think of:

  • Double door: container doors at both short ends, handy for driving through or for extra-wide access.
  • Open side: a side that folds fully open, practical when driving vehicles or large equipment in and out.
  • Lock box: an extra secure fastening against break-ins, relevant as soon as valuable items are stored inside.
  • Insulation: limits temperature swings, pleasant for maintaining a car or motorbike in winter.

For a garage, the choice between new and used is mainly a question of appearance and budget. Below, HEROX sets both options side by side.

New (one-trip) or used for a garage

✓ Voordelen
  • New (one-trip): virtually as-new with a smooth exterior, ideal for a visible spot at home or at a business
  • New: an attractive result if you have it sprayed in a RAL colour
  • Used: cargo-worthy or A-grade, guaranteed wind and watertight and CSC-certified
  • Used: cheaper and functionally equivalent for storage
✕ Nadelen
  • New: higher purchase price than used
  • Used: more signs of use on the outside
  • Both: insulation and ventilation are needed if you want to work on a vehicle in winter

Container made to measure: modifications in our own workshop

HEROX carries out all the adaptations mentioned in its own modification workshop, before delivery. The container therefore does not arrive as an empty box for you to convert yourself, but comes already fitted out to your wishes. Options include extra personnel doors and windows in the desired position, ventilation grilles, electrics and lighting including a consumer unit, a lock box against break-ins, insulation of walls, roof and floor, and spraying in any RAL colour. Specific types such as double door, open side, flat rack or a reefer container are also available on request. A complete overview of features can be found in container made to measure.

Which application calls for which adaptation?

Office, workshop and garage each call for a slightly different set of modifications. The table below summarises the most commonly chosen adaptations and the key point to note per application, so you can quickly see what suits your plan. If you cannot yet decide between the sizes, take a look at which shipping container size fits.

Delivery, placement and the choice to buy or rent

A converted container is delivered, just like a standard model, by crane truck or sideloader, typically within 3 to 7 working days. The container is placed exactly where you want it, provided the ground is reasonably level and firm and the location is accessible to a lorry. For an office or workshop close to an existing building, it is wise to check this accessibility in advance; you can read more about availability in your area in buying or renting a shipping container by region. Bear in mind that local authorities apply different rules for placement and use as living or working space; always check this beforehand, as explained under whether you need a permit for a shipping container on your plot.

Not everyone wants to buy a converted container straight away. Renting is also possible, handy for first experiencing whether a container as an office, workshop or garage meets your expectations; the monthly price depends on type, condition and term. If you prefer to buy, you can choose from paying in advance with a 5 percent discount, paying after delivery, or spreading payments over up to 36 months via licensed European financing partners. If you are still weighing up what suits you, take a look at buying or renting a shipping container.

Frequently asked questions

Can any shipping container be converted into an office, workshop or garage?

Yes, both new and used containers lend themselves to conversion. New (one-trip) is virtually as-new, while used is cargo-worthy or A-grade and guaranteed wind and watertight. Which choice suits you best depends mainly on your budget and on whether appearance matters for the intended use.

Which adaptations are possible for a shipping container as an office?

Common adaptations are insulation of walls, roof and floor, electrics and lighting, windows, a personnel door and ventilation. HEROX carries out these modifications in its own workshop before delivery, so the container can be used as an office ready-to-go as soon as it is in place.

Can a container as a garage be locked against break-ins?

Yes, containers are already sturdy as standard, and for extra security a lock box can be fitted. A double door or open side is also possible for easy access, combined with a door that locks securely. That way, vehicle and tools stay safe inside.

Does a converted container stay wind and watertight after fitting windows or doors?

Yes. With every opening, HEROX cuts the steel to size, reinforces the edge and seals the opening expertly against the elements. As a result, the container stays just as wind and watertight as in its original state, even with extra windows, personnel doors or a roller door.

How long does delivery of a converted shipping container take?

Delivery is by crane truck or sideloader, typically within 3 to 7 working days. The container is set down exactly on the desired spot, provided the ground is reasonably level and firm and the location is accessible to a lorry. The exact delivery date is stated in the quote.
